Homeownership Program

Habitat for Humanity of Spartanburg is an ecumenical Christian ministry that changes lives by building safe, decent, and affordable homes in partnership with Spartanburg County community members in need.

What are the qualifications for this program?

Need for Assistance

  • Be a U.S. citizen or permanent resident
  • Have lived or worked in Spartanburg County for at least one year
  • Currently living in housing that is sustandard in some way, such as...
    • Physical defects, disrepair, or safety hazards
    • High crime or safety risks from the surrounding area
    • Circumstances making housing suitable for the short-term
    • Have an income at or below 60 percent of Area Median Income - Habitat Spartanburg will evaluate your income at no charge after we receive all required paperwork.

Ability to Pay

  • Have income at or above 30 percent of Area Median Income
  • Have gross annual income of at least $13,920
  • Have had stable income for at least the past year
  • Have not declared or discharged a bankruptcy in the past three years
  • No more than $2,000 in non-medial collections or charge-offs
  • No open judgments or liens
  • Aware of ALL debts on credit reports
  • Making regular payments toward ALL debts

Willingness to Partner

  • Willing to maintain a law-abiding household
  • Willing to proactively care for a home and neighborhood
  • Willing to complete requirements in a timely, honest manner
  • Willing to learn through construction, education and community
  • Willing to share experience through conversations, events and media
  • Willing to accept design, location and financing set by Habitat Spartanburg

What if I already own a home or land?
If you already own a home, land or other real property, we will factor this into your income assessment as an asset, so the value of the property may affect your eligibility. We do not build houses on land that we do not own and we do not perform whole-house rehabilitation at this time. If you are interested in exterior repair work, please consider our Critical Home Repair Program as an alternative.

How long is the process?
The application process typically takes four to six months to complete. After approval, it may take 12 to 18 months to ultimately move into your home. The exact timing may vary, depending on how quickly you submit all required paperwork, how quickly you complete all program requirements and where we are in our regular construction schedule.

How can someone get started?
The best way to start the application process fo the Homeownership Program is to attend an interest meeting with our Family Services Coordinator. Habitat Spartanburg typically offers these meetings monthly, so contact the Family Services Coordinator at 864.279.7875 to register for the next available meeting.
Once you complete the application in full and obtain ALL required documents, you may submit it by one of the following methods:

  • Mail: You may mail your application and copies of the required documents to ATTN: Family Services, 2270 S. Pine St., Spartanburg, S.C. 29302.
  • Drop-Off: You may drop off your application and copies of the required documents at our office (2270 S. Pine St., Spartanburg, S.C. 29302) at any time that we are open.
  • Appointment: If you need us to make copies of the required documents for you, please call our Family Services Coordinator at 864.279.7875 to schedule an appointment.
